To ensure a comfortable and enjoyable stay for all guests, please review and follow the house rules below:
• No Pets Allowed
Due to HOA policies, pets and animals are not permitted. Any violation may result in immediate eviction without refund and a $750 cleaning fee.
• Service Animals / ESA
Service animals and emotional support animals must be disclosed at the time of booking. The Moorings HOA requires completion of a Service Animal or ESA application and pet registration forms, which must be submitted for approval prior to arrival. Please request these forms in advance to avoid delays.
• No Parties or Events
Parties, events, or large gatherings are strictly prohibited.
• Quiet Hours
Quiet hours are from 11:00 PM to 7:00 AM. Please be respectful of neighbors and the community.
• No Smoking
Smoking is strictly prohibited inside the unit and on the balcony. Violations may result in a $750 cleaning fee and possible eviction without refund.
• Occupancy and Guests
Only registered guests are permitted on the property. The primary guest must be at least 24 years old and present for the duration of the stay.
• Check In and Check Out
Check in is after 4:00 PM and check out is before 11:00 AM. Late check outs without prior approval may incur a fee of $50 per 30 minutes.
• Property Care
Guests are responsible for any damage caused during their stay and agree to report any issues promptly.
• Children
Children over the age of 3 are welcome. The property is not childproofed and supervision is required at all times.
• Shared Amenities and HOA Compliance
Guests must comply with all community HOA rules and regulations, including proper use of shared amenities such as the pools, fitness center, marina, and common areas. Rules and access details will be provided prior to arrival.
• No Commercial Use
The property may not be used for commercial purposes, including filming, photography shoots, or events, without prior written approval.
• Lost or Left Items
We are not responsible for lost, stolen, or abandoned items. If items are found and returned upon request, a $25 handling fee plus shipping costs will apply. Unclaimed items after 30 days may be donated or discarded.
• Tropical Storm and Hurricane Policy
Florida’s tropical storm and hurricane season runs approximately six months of the year. While most storms do not directly impact the area, we strongly recommend purchasing travel insurance to protect your trip.
Refunds will only be issued if a mandatory evacuation order is issued by local government authorities for the property location. In the event of an evacuation order, guests will be notified and must vacate the property promptly to allow us to secure and prepare the unit.
No refunds will be issued due to weather concerns, forecasts, or voluntary cancellations related to potential storms.
• Liability and Assumption of Risk
By booking and staying at the property, guests acknowledge and accept that use of the premises and all community amenities, including pools, hot tubs, fitness center, marina areas, parking facilities, balconies, and walkways, is at their own risk.
Guests assume full responsibility for their own safety and the safety of all occupants and invitees during their stay. This includes risks associated with wet surfaces, water related activities, fitness equipment, and general use of the property.
Ownership and management are not responsible for any accidents, injuries, illness, or loss, damage, or theft of personal property that may occur during the stay, whether inside the unit or within the community.
Guests agree to supervise children at all times. No lifeguard is on duty at any pool or water area.
By confirming a reservation, the primary guest accepts responsibility for all members of their party and agrees to indemnify and hold harmless the owner and management from any claims, liabilities, damages, or expenses arising from the stay, except where prohibited by law. This acknowledgment applies to all registered guests and visitors associated with the reservation.
• Travel Insurance Recommended
We strongly recommend purchasing travel insurance to protect against unforeseen changes or cancellations.
Guests will have full access to the condo and all community amenities at The Moorings.
Building & Entry:
The community is not gated but is monitored by 24-hour on-site security. Access to all buildings requires a key fob and a garage clicker for access to the secured parking garage. Check-in is seamless with detailed self-entry instructions sent before your stay.
Parking & Valet:
- One assigned covered parking space is included
- Additional guest parking is available
- Complimentary valet service is also available for added convenience

We provide a seamless self-check in experience and respect your privacy throughout your stay. Our team is readily available should you need anything, from local recommendations to assistance during your visit. You set the level of interaction, and we are here when you need us.
HOA Application / Background Check Fee: Tenant shall pay a non-refundable HOA application/background check fee of $150 at the time of booking, applicable per married couple or per non-married individual age 18 or older, as required by the HOA. Landlord shall remit such fee to the HOA management company using the certified check required by the HOA.
For reservations made fewer than 30 days prior to check-in, an additional $100 non-refundable expedite fee shall apply. Landlord will hand-deliver the completed application package and certified check to the HOA management company. Landlord does not retain any portion of the HOA application or expedite fees.
For applicants who are not U.S. citizens, the HOA management company may require an additional background check fee and supporting information. Processing time for international applications is typically 5–7 days. Applicants may be required to provide additional identification details, including mother’s maiden name and cedula (national identification) number, if applicable.
For Canadian applicants, the current additional background check fees are as follows:
Quebec: $120
Ontario: $160
Alberta: $150
Please inquire if this applies to you, and Landlord will confirm the exact requirements and fees based on your residency.
Security Deposit: Tenant shall pay a $1,000 refundable security deposit to Landlord prior to arrival. Provided there are no damages, missing items, excessive cleaning requirements, or violations of the rental agreement, the security deposit will be refunded within fourteen (14) days after the checkout date.
